🪪 10-year UAE residency

UAE Golden Visa

Ten years of residency, the right to sponsor your family, and no local sponsor tied to your name. The Golden Visa is the most secure way to put down roots in the UAE — if you qualify. We check that honestly first, then handle the whole application for you.

Who it's for

The routes to a 10-year Golden Visa

The Golden Visa isn't a single scheme — it's a set of routes, each with its own criteria. You only need to qualify under one. Here's the honest picture of who gets in:

  • Investors. Public investors and business owners who put a qualifying amount into a UAE company or fund. The threshold depends on the vehicle, so we check yours before filing.
  • Property owners. Own UAE real estate worth AED 2 million or more — one property or a combination, and a mortgaged property can count if the equity is there.
  • Entrepreneurs. Founders of an approved or viable startup, often backed by an accredited incubator or an audited project value.
  • Skilled professionals & specialists. Doctors, engineers, IT and data specialists, finance professionals, teachers and more, on a qualifying salary and with an accredited degree.
  • Exceptional talent. People of outstanding achievement in science, research, art, culture or sport, usually on a nomination or recommendation from a UAE authority.

Not sure which route fits? Most people qualify under one they hadn't considered — a property they already own, or a salary that clears the threshold. Send us your details and we'll map you against all of them for free.

Why the Golden Visa is worth it

A standard residence visa ties you to an employer or a company and renews every one to three years. The Golden Visa is a different level of security:

  • 10 years, renewable. No re-application every couple of years, and it doesn't lapse if you leave the UAE for a long stretch.
  • Sponsor your family. Spouse, children, and in many cases parents and domestic staff — for the full term.
  • No local sponsor. The visa is tied to you, not to an employer or a mainland partner.
  • Long-term stability. Open bank accounts, sign leases and plan your business knowing your status is settled for a decade.

What you'll need

Documents, roughly

The exact list depends on your route, but most applications need:

  • Passport copy (valid 6+ months) and a recent photo
  • Current UAE visa and Emirates ID, if you're already a resident
  • Property route: title deed showing AED 2m+ value, plus a valuation certificate if requested
  • Investor route: trade licence, MOA and proof of the qualifying investment
  • Professional route: attested degree, employment contract and a salary certificate
  • Talent route: a nomination or recommendation letter from the relevant UAE authority

Missing something? That's normal. We'll tell you exactly what to gather and help with attestation and translation where it's needed.

Honest advice

We'll tell you if you're not ready

Plenty of agents will take your fee and file an application that was never going to clear. We don't work that way.

If your property is valued at AED 1.8m, or your salary sits just under the threshold, we'll say so — and tell you the shortest path to qualifying instead of banking a rejected application. If a standard residence visa or a company setup is the smarter first step, we'll point you there.

Already own a UAE company? Owners and investors often qualify through their business. If you're still setting up, see our packages — a company plus a Golden Visa is a common combined route.

Answers

UAE Golden Visa — common questions

Who qualifies for a UAE Golden Visa?
There are several routes. The most common are: public investors and company owners, property owners with UAE real estate worth AED 2 million or more, entrepreneurs with an approved or viable project, skilled professionals and specialists (doctors, engineers, IT, finance and more) on a qualifying salary, and people of exceptional talent in fields like science, art and sport. We review your profile against each route before you apply.
How much does a UAE Golden Visa cost?
Government fees for a 10-year Golden Visa typically run around AED 4,000 to AED 6,000 including the medical, Emirates ID and visa stamping, depending on whether you apply from inside or outside the UAE. Our processing fee is quoted separately and up front, with no surprise charges. The property or investment value needed to qualify is separate from these fees.
Can I get a Golden Visa by buying property in Dubai?
Yes. If you own UAE property worth AED 2 million or more, you can qualify for the 10-year Golden Visa. It can be a single property or a combination, and in many cases a mortgaged property counts provided the required equity is met. We confirm your title deed and valuation meet the current criteria before we file.
Can Kinzaad tell me if I actually qualify before I pay?
Yes, and we insist on it. We run a free eligibility check against every route first. If you don't qualify yet, we'll tell you plainly and suggest what would get you there — rather than take a fee for an application that won't succeed.
Does the Golden Visa let me sponsor my family?
Yes. A Golden Visa holder can sponsor their spouse and children — and in many cases parents and domestic staff — for the full 10-year term, without the salary conditions that apply to standard work visas.
How long does the Golden Visa process take?
Once your documents are ready, approval usually comes through in about 2 to 4 weeks. The medical, Emirates ID biometrics and visa stamping follow, so plan for roughly 3 to 6 weeks in total. Some professional and talent categories need a nomination or approval letter first, which can add time.
